Know the risks

What bad workmanship really costs.

A lot of the jobs we get called to fix started life as a weekend DIY or a suspiciously cheap quote. Here's what tends to go wrong, and what doing it properly actually involves.

Water never leaks where it lands

A roof leak travels along beams and only shows up as a stain somewhere else entirely. By the time you can see it, the water has usually been in the timber for months.

Trace the source and fix the flashing and waterproofing first — replacing ceiling boards under a live leak just buys you a few months.

Paint doesn't cure damp

Rising and penetrating damp is a symptom. Sealing over it traps the moisture in the wall, and the fresh paint blisters and lifts again — often before the next season is out.

Find where the water is coming in, sort the damp course and the plaster, then paint. Prep is most of the job.

Not every wall can just come out

Opening up a living space is one of the most popular renovations and one of the easiest to get badly wrong. A load-bearing wall carries the roof or the floor above it, and "it looked fine when we took it out" is not a structural assessment.

Structural changes need a proper beam design and the right support while you work. That's an engineering job, not a sledgehammer job.

Tiles show every shortcut underneath

Tiles laid over a surface that's uneven, dusty or still moving will lift, crack and sound hollow. The tiles themselves are the cheap part of a tiling job.

Level and prime the substrate, waterproof wet areas properly, use the right adhesive for the tile — then lay.

A sagging ceiling is a warning

Boards that dip or stain are usually telling you there's water above them or that the brandering has let go. Ceilings that fail tend to fail all at once.

Get someone in the roof to look before you patch and repaint. The repair is small; the collapse is not.

Roofs and ladders hurt people

Working at height is where DIY renovation injuries turn serious. Add a fragile roof sheet, an old ladder or a wet morning and a small saving becomes a hospital trip.

If the job needs a ladder, a roof or a live circuit, get a team who does it every day and carries the right gear.

Selling? You'll need certificatesA valid electrical Certificate of Compliance is required when a South African property changes hands, and it can't be an old one — undocumented DIY work is exactly what holds up a transfer.
Insurers ask how it was builtIf damage is traced back to work that was never approved or never done to standard, a claim can be declined. Keep your plans, invoices and certificates together.
Most alterations need approvalStructural changes, extensions and new builds generally need approved plans from your local municipality before a spade goes in the ground.
